Me, Nacho and a few others out here in Natomas. No major complaints. the economic crisis has driven out allot of the rif raf. varies neighborhood to neighborhood though. general rule of thumb: avoid south natomas and the middle areas around Arco

Being a Realtor myself, I doubt yours is lying to you. 95% of people in the business will be completely honest with you.

The shorter timespan you have to look the less houses you'll see. Have you considered finding a temporary place to crash or rent to give yourself and your Realtor more time to find the right house?

Natomas was the area built up in the last big housing boom. You can get from small to large homes for lower prices then most cities in Sacramento.

Two questions about any house you see in Natomas should be:
1) What type of flood zone is the property in? There are additional upgrades being put into the levees, but not all areas could be fixed at once.
2) How many nearby homes are vacant? Some Natomas neighborhoods are pretty empty, due to either overbuilding or people walking away from their homes.

Heres a natomas map with places i know to be good/bad. obviously its an approximation with green being good and red being bad. there are some neighborhoods i haven't been to in a while so i dont know their status... went ahead and left those unmarked

red circle is where i am

here's the Sacramento area MLS service site. http://metrolistmls.com/

doesn't show either of the houses on my street are actually listed yet, but they have the signs up.
