I personally wouldn't live over there. The traffic situation SUCKS and that whole area isn't all that appealing to me.
If you're going to be working in West Sac, I suggest you check out Natomas or downtown. There are TONS of options in those areas to satisfy pretty much any budget. There are tons of apartments, houses for rent, etc. The main downside to Natomas is if you're single, young and want a lot of places that you can easily walk to for fun, this ain't the area. If you're like that, look downtown. There are two high rise apartment buildings and tons of smaller complexes/duplexes/houses/etc to rent from, and downtown is great for its accessibility to the local bars and restaurants.
Citrus Heights is considerably further away and would require you to navigate Sunrise Blvd, Greenback or Antelope, and either I80 or Hwy 50 and you'd be going the same direction as ... pretty much the rest of the working population in the greater Sacramento area. FWIW, I commute opposite the traffic flow on 50 and it still sucks, and I won't even go on Sunrise unless I absolutely have to.

I just bought a house in Elk Grove in a nice area for 200k... I currently live in North Natomas, just waiting to close on the house then I'm out. DbTuned in Roseville is your best place as far as shops go. The only other Subaru shop is Subaru Specialists in Sac but be careful of them

The office is right on Industrial Blvd over looking the lake.
I would be looking to live within 30 mins of there.
I do have a fiance and 1 yr old so I suppose my bachelor days are pretty much over!

Downtown is good for families too, but Natomas might be mo' better. Pretty decent schools here including some private options, a lot of houses, good grocery stores, etc.
Once you hit the freeway, Natomas -> Industrial is about 5 minutes.

I work in West Sac off industrial.. I live in Elk grove.. About a 30 minute commute including traffic.. There are a few ways to get here that avoid the freeway altogether..
If I had it to do all over again I would probably have bought up in Lincoln or the newer areas of Folsom.
Id skip - Citrus Heights, Natomas, North Highlands, anything south sac, or west sac. They all have some of the highest crime rates around.. Generally anything in the immediate blob around Sac is going to be fairly ghetto..
You really ought to take a tour around here yourself first.. I think you are in for quite a bit of a culture shock.. And of course your real estate agent is lying.. Its what they do for a living..
Its a total sellers market around here at the moment.. Banks are hanging onto inventory to artificially reduce inventory and inflate prices.. I have 4 or 5 friends that are buying or have closed within the past month.. All of them dealt with bidding wars on their houses and lost a couple deals before something came through..
Unless you are offering a fair amount over asking price, EXPECT to have to go a couple rounds of bidding up before you get it..
The real problem here now is that homes aren't appraising for what they are selling for.. If you are depending on a lot of financing, expect there to be issues with the appraisal and getting the loan funded.. Its a bit of a headache right now, but worth it.. Prices are still pretty low..
I STRONGLY suggest a personal tour and a good solid look at crime rates before you commit to a house anywhere in the area..
Even Elk Grove has gotten a bit too bad for my taste.. We have a bun in the oven and there is absolutely NO WAY I want my kid in Elk Grove Unified.. Lots of issues lately. That and i just saw a school bus undergoing a felony stop the other day with elk grove pd having weapons drawn on the students in the bus.

that being said, none of those places are in West sac or citrus heights, there are some good areas downtown as evidenced by their buoyant property values.
its easier to name the "bad" hoods than the good ones... Oak Park, Alkalia Flat, Swanston, Noralto, north highlands.

Lots of nice, upscale areas including Roseville, Lincoln, Rocklin, etc, but here's an idea: find a place to rent for a few months before committing to a purchase. Get relatively settled in, then come to a few meets, and in the meantime, let's set up a few weekend drives around the area & head up to the foothills so you can see for yourself what the area out here is like. It's a great excuse for a nice drive with this warming weather, and you can see for yourself some of the areas in which you might want to actually buy a house for your family.
