Question for you Real Estate/Property Manager Gurus
So currently I have a Property Manager managing my rental property in Hawaii while I am overseas due to the military. Recently she has been doing a sub par job and I am considering to replace her.
After going through the Hawaii landlord tenant hand book I learned that I can manage my own property as long as I was on the island. Well my question is could I get a Power of Attorney for a person of my choosing to act on my behalf in regards to managing my rental? and would this be legal as far has Hawaii laws are concerned?

Law says yes. I have seen differing regulations on what type of license, but at the very least you need a real estate salesman license, and be under the supervision someone with a real estate brokers license, or, have a brokers license. However, I know many people who do this without a license and have never, to my knowledge, have had problems. Myself included. You do need some legal advice on drawing up a lease agreement, or rental contract, but aside from that you can have anyone deal with it as long as they abide by the Landlord Tenant code.
