Sorry to hear about all of this. I've had my fair share of housemate problems, too. I think you guys need to part ways somehow. No point in you being miserable, especially for another year. It takes a toll.

Unfortunately the passive aggressive route rarely works, you just end up with a full sink and nothing to show for. Might need to have a calm conversation about boundaries and expectations, or try to get a weekly chore schedule or something. It might sound childish, but if you show that you want to make it work it may get better. Otherwise I know a guy named Craig who has a great list of new places...

I say you have a talk with your other roommate who IS on the lease with you. It seems like she is better acquainted with Sarah, so maybe you can get through to her. Then she can have a talk with Sarah. If that doesn't work, and you're able to get off the lease, then it'd be easiest to move out, but you have to remember that if you move out... your initial roommate will take over all the rent, so I'm not sure if you want to scr*w her over.
I would suggest just tossing all her stuff out, but I fear that your suby might take some damage if you did that... sooooooo don't do that lol
As for dirty dishes or what not- Instead of leaving Sarah's mess out in the kitchen/sink, you should take all of it and put it in her room. That way she has to carry it all back to the kitchen to clean or live with dirty dishes in her room.

ummm its pretty simple actually....shes not on the lease you kick her azz out!!! its that simple say someone else is gunna take her spot...you could always contact the landlord and tell them to kick her out if shes not on the lease she has no right to be living there legally anyways

I wouldn't resort to this just yet. Letting the landlord know that you have been housing an extra person who isn't on the lease could just get every one kicked out. Some landlords might not mind, some may increase your rent due to an added tenant, or just kick everyone out for lying/violating the lease.

Yeah it isn't exactly that simple. We don't need the landlord knowing and I don't want any of my stuff damaged. She already doesn't respect the fact that I love my car I wouldn't be surprised if she damaged it to get back at me. She just left for la again so i'll talk to my roommates about her when she gets back. If she doesn't want to leave I might just get off the lease and leave. When we first signed it the landlord said that if we needed to get out of it we could. I just don't want to because my roommates that I like are my coworkers and friends. So screwing them over isn't the greatest idea. I'd have to find another roommate to replace her fast. Thanks guys for the advice.

I think my other roommates are going to put her on the lease. When she comes back i'm getting a mini fridge and keeping it in my room. I'm also not going to share the handsoap, toilet paper, fabric softener, and all the other little amenities she uses that I bought. I'm just going to completely ignore her. I think i'm going to take her parking spot though.
